How A Commercial Install Runs

1. Site survey and critical load analysis
We walk the building with you, go through the panel schedules and separate what must stay live from what can go dark. That distinction is the single biggest lever on the price, and it is where most of the savings on a commercial job come from.
2. Design, permits and equipment
Unit selection, transfer scheme, load shedding if it is worth it, and the placement that gives the shortest runs and the easiest service access. We handle building, electrical, mechanical and air district permitting, and any landlord or property management approval.
3. Installation around your hours
Pad or roof-frame set, feeders pulled, gas or fuel plumbed, transfer switch installed. The tie-in is the only part that needs the building down, and we schedule that overnight or on a closed day rather than mid-service.
4. Commissioning, documentation and training
Startup, a simulated outage with the building on load, a load bank test where the occupancy requires it, written documentation for your files and your inspector, and training for whoever will be on site when it runs for real.

Critical load versus whole building
A restaurant with 400 amp service rarely needs 400 amps of generator. Walk-ins, prep refrigeration, hood and exhaust, point of sale, lighting and the phone system might be a third of that. A generator sized to the critical load, fed through a dedicated panel, is the difference between a project that happens and one that stays a quote.
Natural gas or diesel
Natural gas is preferred wherever the main has capacity: no tank, no fuel management, no spill containment and no delivery during an emergency. Diesel gives more power per footprint and works where gas is unavailable or where code requires on-site fuel storage, which it does for some emergency systems.
Transfer switches and load shedding
A service-rated automatic transfer switch covers the whole building. A dedicated emergency panel with its own switch covers just the critical circuits. Load shedding controls let a smaller generator carry a bigger building by dropping non-essential loads automatically as demand rises, which is often cheaper than buying the next size up.
Commercial generator maintenance contracts
A contract typically covers quarterly or semi-annual visits, annual oil and filter service, coolant and battery testing, transfer switch inspection and exercise, plus priority emergency response. How do I know what size generator my business needs?
Start by separating the critical load from the rest of the building. That subtotal, plus the starting surge of the largest motor, sets the generator size. Most businesses find the critical load is a third to a half of their service size, which changes the price dramatically.
How often does a commercial generator need servicing?
Semi-annually at minimum, and quarterly for units on code-mandated or high-value duty. A standard visit covers oil and filter change, air and fuel filters, coolant condition and level, belts and hoses, battery load test, controller fault history, transfer switch inspection and a run under load. Emergency systems also need a monthly exercise and an annual load bank test. Most manufacturer warranties require documented annual service, so the contract protects the warranty as well as the equipment.
Can you install a generator on a leased building?
Regularly. It needs the landlord or property manager on board, and the lease usually governs where the unit can sit, who owns it at the end of the term and who is responsible for restoring the site. We have done plenty of tenant installs where the unit is designed to be removable, and plenty where the landlord funded it as a building improvement. Worth having that conversation before the design is finished rather than after.
Will a generator cover my whole building or just part of it?
Either, and the choice is yours once you see both numbers. Whole-building coverage through a service-rated transfer switch is simplest to operate and most expensive. A dedicated emergency panel fed from a smaller unit covers the circuits you selected at a fraction of the cost. A middle option uses load shedding controls so a smaller generator carries the building by dropping non-essential loads automatically when demand rises.
What happens if our generator fails during an outage?
Contract customers get priority dispatch with a defined response time. If the unit needs parts or a rebuild, we stage a towable rental generator on site so the business keeps running while the permanent one is repaired. That is the main practical reason to have a service agreement with a company that also holds a rental fleet rather than one that only does installs.
Do commercial generators need an emissions permit?
Diesel units do. The San Diego air district permits stationary diesel engines, with limits on annual run hours for emergency standby use and stricter requirements for anything running as prime power. Natural gas units face lighter requirements in most cases.
